Love London: Tips for selling property in Chelsea

Chelsea selling tips

Demand for property in Chelsea has always been high, so it’s vital to know how to stand out from other properties on the market. Here are our top tips for selling your property in Chelsea.

1. With its excellent transport links, Chelsea is a popular location for a London pied-à-terre or buy-to-let investment. However, they are often put on the market unfurnished and if this is the case with your property, it's a good idea to dress it for viewings so that investors can see what the rooms can take: it can be tricky to imagine a double bed in an empty, smaller room.

2. The Royal Borough of Kensington & Chelsea is the only London borough without zoned parking, and as a result parking permits are a passport to parking in the area. A parking permit can add significant value to a property, so don’t forget to let your agent and any prospective buyers know.

3. Try to make small rooms as light as possible with light-coloured walls, freshly cleaned windows and clear doorways and ledges. Make sure curtains are pulled fully back and avoid blinds or curtains that block the top of the window: around 80 per cent of light comes through the top 20 per cent of a window.

4. A good number of properties in Chelsea have access to pretty communal garden squares with balconies overlooking them. Pots planted with healthy flowers and garden furniture will remind buyers why they have chosen to live in one of London’s most picturesque boroughs.

5. If your property is in a mansion block, make sure the concierge or porter know about any viewings in advance to ensure a friendly welcome.

6. If you’re selling a leasehold property, the involvement of an additional management company can mean a more complex and time-consuming sale. Having your solicitor instructed and ready to act once a sale is agreed can speed up the process.
