From townhouses to bungalows, Aberdeen offers a great deal of choice for both young professionals and families looking to buy in the Granite City. Here are some tips to help smooth the way to a successful sale.

1. Aberdeen’s famous granite stone architecture can look dreary in wet weather. Be sure to let out-of-town buyers know that the stone lightens up as it dries, and sparkles in the sunlight.

2. New developments are much in evidence in the city. If you’re selling a contemporary house, remember to promote the benefits of buying new: lack of maintenance, energy efficiency, advanced design and technology (often with designer kitchens and bathrooms) and modern layouts.

3. As in most cities, parking can be limited, so let potential buyers know the costs and availability of parking permits, which can make good economic sense. Some city centre homes have limited, free on-street parking, or if you’re lucky enough to have private parking, keep the space clear so that viewers can use it.

4. Aberdeen’s excellent schools are a real driver for the local property market, so arm yourselves with knowledge of the local authority schools in your catchment area, like Mile End Primary and Aberdeen Grammar. It may also be helpful to know the transport options and distances to the city’s private schools, like Robert Gordon’s College and Albyn School.

5. Many of Aberdeenshire's grand houses sit within lovely grounds and have been subdivided into apartments (pictured). Make sure you have all of the information to hand to answer any questions regarding the maintenance of the shared gardens, policies and woodlands.
