From contemporary chic to period splendour, Edinburgh has an eclectic range of properties on offer to prospective buyers. Here are five top tips for selling your property in Scotland’s vibrant capital city.

1. Private outdoor space is at a premium, particularly in the city centre, so if you have a garden, courtyard, roof terrace, balcony, or access to a shared garden, remember to highlight this to potential buyers. Having keys to one of the city’s wonderful private gardens is also a real selling point, as is proximity to public green spaces like The Meadows, Inverleith Park or The Royal Botanic Garden.

2. Edinburgh boasts wonderful historic properties, some of which are listed or located in conservation areas. Make sure you have all the necessary paperwork organised before putting your home on the market, especially if you have carried out any development work, including upgrading windows. Failing to do this can put the sale at risk further down the line.

3. You may not live in one of Edinburgh’s many contemporary or refurbished apartments, but an equally attractive, fresh and airy impression can be achieved by decluttering and fixing minor repairs, applying a fresh lick of paint, and cleaning until your home sparkles.

4. If you’re lucky enough to own one of Edinburgh’s many Victorian, Georgian or Edwardian properties, remember to make the best of any period features. Show viewers that you have working shutters, clear spaces around original fireplaces, spruce up the paintwork on cornicing, clean windows and pull back curtains to reveal any views of the city.

5. Many of the communal stairwells in Edinburgh’s imposing Georgian flats are in stark contrast to the grandeur of the apartments inside, and do not always make for a good first impression. Time spent cleaning and clearing any clutter to make the stairwell appear fresh and appealing to buyers, will be time well spent.
