Mapping London's 21 potential development hot spots

London desperately needs to build more homes faster. We have identified 21 locations that could deliver an additional 58,000 new homes over the next decade – on top of the numbers already in the pipeline – provided key infrastructure projects go ahead.

By analysing eight key factors that influence housing delivery and highlighting where they converge, we have identified hot spots where development can be accelerated, ranging from Hounslow in the west of the capital, to Upper Lee Valley in the north, Croydon in the south and Thamesmead in the east.

In mapping out the hot spots, we have taken into account the availability of development sites, the location of public assets and the potential re-use of some employment land. We have also looked at how new and proposed rail links, such as Crossrail 1 and 2 and the Bakerloo extension, would boost future housing delivery by improving access to outer boroughs and opening up new neighbourhoods for development.

These infrastructure improvements come at a cost. Crossrail 2 alone has been priced at £27.5 billion. However, considering that we should be building 62,000 new homes a year to satisfy London’s backlog of housing need, coordinating plans for new rail lines and station openings with residential development would be a good place to start.
