Since the early 2000s the growth of the private rented sector has been a key feature of the property market, rising from 10 per cent of households in 2000 to 19 per cent in 2014, according to the latest English housing survey.

The typical tenant demographic has also changed, expanding beyond students and young professionals to include income-rich expatriates, families with children, migrant workers, pensioners and many others.

For interested parties, these new sub-markets of the private rented sector are important to keep in mind, as different tenant profiles bring with them new requirements. A development, investment or policy that works for one type of tenant may not be appropriate for another, making a good understanding of specific markets and demand crucial.

To highlight some of the spatial and demographic variations in the private rented sector, we have used 2011 Census data to create the embedded interactive map below. This shows the most common household type living in the private rented accommodation in each ward, with the shading indicating the proportion of all households living in the sector.
