The current Permitted Development Rights (PDR) allow home extensions of up to 8m without the need to apply for planning permission. But the freedom to circumvent your Council’s planning department won’t last forever. The Government has imposed a time limit on certain larger PDR extensions, so if you plan to extend, this is the year to do it.
By how much can I extend?
PDR permits single-storey extensions of up to 8m to the rear of a detached house and up to 6m to the rear of an attached house. Smaller two-storey rear extensions also fall within PDR.
Can I build whatever I like within these limits?
No. There are strict guidelines on what you can build to prevent affecting your neighbours' properties. As a general principle, PDR allows for modest single-storey or two-storey extensions to the rear of a property, though in some cases side extensions are also allowed. Extensions are limited to up to 50 per cent of the original footprint of the house, so you must check whether your property has been previously extended. There are also restrictions in terms of materials used, proximity to your property boundary, roof heights and the placement of windows.
Do I need to inform the Council about my extension plans?
If you want to extend over 4m then you must advise the Council so they can notify your immediate neighbours. Works still need to meet the latest building standards and will have to be signed off by the Council’s building regulations department.
What if I want to extend further than the permitted dimensions?
Any works beyond the remit of the permitted development would require planning permission and approval from the Council, but your permitted development rights can form the basis of your argument for such an extension. Like many aspects of planning, there are numerous conditions and restrictions, so it is always worth seeking professional advice before undertaking a project to ensure your intended works are compliant.
Can I extend my house even though I am in the green belt?
Yes. But restrictions do apply if your property is listed or in a Conservation Area, Area of Outstanding Natural Beauty, the Broads or within a World Heritage Site.
Are the building works subject to a time limit?
No. The benefit of PDR is that there is no time limit for carrying out the building works. However, if you plan to extend beyond 4m, work must be completed by the 30 May 2016 when the PDR window closes (the Government may decide to extend it).
