The Long Leasehold of The Swan Hotel & Spa in Newby Bridge Comes to Market

Savills, on behalf of private clients, is marketing the long leasehold interest in The Swan Hotel and Spa in Newby Bridge, Cumbria, for an undisclosed sum.

The Swan Hotel and Spa comprises 81 individually designed bedrooms, a luxurious spa known as The Holte Spa, a variety of extensive function rooms, a state of the art health club, three restaurants, and five self-contained cottages ranging from 1-4 bedrooms.

The Holte spa has a number of deluxe facilities which include a thermal hydrotherapy suite, central vitality pool and a Finnish Sauna. The modern spa extends into the extravagant Spa Garden which offers outdoor facilities including a large jacuzzi and a range of seating areas.

Externally, the full service hotel benefits from a marina situated along the bank of River Leven offering 50 berths for pleasure craft, a boathouse, and a small kiosk and storage container for a paddleboard concession.

The Grade II listed building is located in a prime position within the Lake District National Park which is home to England’s highest mountain range, including Scafell Pike and 12 of its largest lakes including Wastwater and Windermere. The property benefits from a variety of independent shops, cafés and restaurants and tourist attractions such as Fell Foot Park, Newby Bridge Motorsports, Cartmel Village, Holker Hall and Gardens, all within eight miles.

The property is easily accessible through a country road which links with junction 36 of the M6 motorway providing access to the wider UK motorway network. There is excellent connectivity through Windermere railway station which provides Northern rail services direct to Manchester, Lancaster and Oxenholme, as well as Manchester Airport and Liverpool John Lennon Airport which provide international and domestic flights.

Tom Cunningham, UK Regional Director, Hotel Capital Markets, Savills Manchester, comments: “Following significant capex expenditure and refurbishment, The Swan Hotel and Spa has been transformed into one of the leading resort hotels in the Lake District with the opportunity to add value to its offering through the additional 11 acres nearby.  Occupancy rates in the Lake District have increased over the past couple of years with 110,000 rooms occupied for the month of December 2023. This is an excellent opportunity to acquire a high yielding asset and we have already received a  high level of interest.”
