The renovated LIFE building in Brumlovka has drawn in new occupants, namely NFCtron, Form Factory, and 23 Group

Savills successfully negotiated three new lease agreements for tenants in the LIFE_Building C, located in Brumlovka, which is currently nearing 90% occupancy. The new occupants include the technology startup NFCtron Pay a.s., fitness club Form Factory s.r.o., and refreshment operator 23 group, s.r.o. Owned by VIG FUND, a.s., the LIFE building underwent a comprehensive reconstruction in 2020.

The technological startup NFCtron, specializing in payment systems for concerts and festivals and actively developing innovative payment products will occupy over 2000 sq m of space in the LIFE building. Václav Jaroš, founder of NFCtron, says: "Within the new premises, we plan to establish modern offices featuring a futuristic design that aligns with the curved layout of this building section. We prioritize the working comfort of our developers, event specialists, and other essential members of the NFCtron team. Hence, we are creating spaces for community gatherings and active relaxation. Our new offices will include amenities such as a gym, a children's corner, a chill-out zone, and even a podcast studio.

The LIFE building meets the modern ESG standards
Barbora Nosková, Asset and Real Estate Manager at VIG FUND, a.s., adds, "Following its reconstruction, the LIFE building in Brumlovka has earned the BREEAM In-Use certification with an Excellent rating, boasting low energy consumption. Tenants will certainly appreciate the electric vehicle charging stations and the latest technological amenities within the premises.” 

Excellent accessibility, amenities, and attractive location
"Brumlovka has consistently been an appealing area due to its convenient access to the center of Prague and connectivity to the highway. Additionally, LIFE offers excellent amenities and facilities. It's not surprising that only two office spaces, measuring 350 and 1400 sq m, are currently available. The majority of occupiers in the building are from the IT, technology, or financial sectors," says Martin Ducháč, Landlord Representation at Savills.

Form Factory, a company that operates a network of fitness clubs in the Czech Republic, will open its next branch in a 1,250 sq m space within the building. "The success of our fitness club concept has led to the opening of five additional branches in the last two years. We have effectively secured leases in appealing locations with easy accessibility. Moreover, our new club in the LIFE building will not only provide fitness facilities but also serve as a community space, offering unique training opportunities. The LIFE building will witness the launch of our first project embodying the sustainable Green Fitness Club concept,” says Štefan Blahovec, Managing Director and Country Manager of Form Factory.

The 23 group will operate a refreshment area at the building's front, completing the portfolio of services in the surrounding area, including a bistro, drugstore, supermarket, canteen or pharmacy. A shared roof terrace with a fully equipped kitchen adds allure, while amenities like a bike room with a cloakroom and showers, two underground garage floors, and spacious storage areas on the ground floor contribute to the overall utility of the space.
