Savills and Cushman & Wakefield commercialise Panattoni Park LISBON-CITY project in Loures

This will be one of the largest logistics projects in Greater Lisbon and will be completed by the end of 2025

It is in Santa Iria da Azóia that Panattoni Park Lisbon-City will be born; it is one of the most significant logistics projects in Greater Lisbon and co-exclusively marketed by Savills and Cushman & Wakefield.

Scheduled for completion by the end of 2025, Panattoni Park Lisbon-City aims to respond to the country’s current logistics needs, offering an area of 85,000 sq m, spread over various warehouse and office spaces.

Located in an area that forms part of one of the country's most important logistics routes, this asset is located on the city’s doorstep and will have several warehouse units for cross-docking and logistics operations, with various options for available areas.

The logistics park will have a total office area of 5,000 sq m and 122 loading and unloading bays, spread across the four buildings, while the warehouses will have a minimum ceiling height of 10.5 metres, fire risk level 2, sprinklers and a slab overload of 6Ton/sq m. This logistics complex will also have a total car parking area for more than 300 vehicles and vans, chargers for electric vehicles and a bicycle park in each of the four warehouses.

With a total area of 85,000 sq m (GLA), the park will be able to accommodate four properties: three warehouses for several tenants and a cross-docking facility for a single tenant. In addition, the three warehouses will be flexible enough to accommodate several tenants in smaller units starting at 5,400 sq m (with 10 loading and unloading bays each).

In line with Panattoni's sustainability strategy “Go Earthwise with Panattoni”, the project will have the BREEAM “Excellent” sustainable construction certificate, which guarantees compliance with the highest sustainability standards.

Located just 5 minutes from the A1 motorway and 11 minutes from Lisbon airport, this asset is a differentiating solution for companies needing Grade A logistics space in Lisbon.

  • Warehouse no. 2: 18,119 sq m of GLA (up to 2 tenants)
  • Warehouse no. 3: 27,390 sq m of GLA (up to 4 tenants)
  • Cross-dock: 8.859 sq m of GLA (single tenant)

The development will be divided into two phases involving new construction and rehabilitation of existing facilities; the first phase will be ready by the third quarter of 2025 and the second phase will be built immediately afterwards.
