Significant Leasing Milestone Achieved at 40 Mespil Road with Azets and Omnicom Commitments

40 Mespil Road, a landmark property along the Grand Canal in Dublin 4, is now nearing full occupancy. Following a strategic subletting initiative led by Savills on behalf of Bank of Ireland, Azets and Omnicom have committed to substantial leases, marking a major milestone in the building’s occupancy since it was first marketed for sublet in 2021.

Azets, a leading provider of accounting, tax, and business advisory services, has taken 16,000 sq ft of office space on the 3rd floor, while Omnicom, a global leader in marketing communications, has secured the 2nd floor with an equal footprint. These recent leases complement the occupancy by prestigious tenants Huawei, a Chinese ICT firm, and Crowe, an Irish accountancy and business advisory firm, who previously committed to the 4th floor and penthouse office suite respectively.

The property, which spans 120,000 sq ft and was formerly the headquarters for Bank of Ireland, has been a focal point for businesses seeking premium, fully-fitted office spaces in a central Dublin location. The bank initiated the subletting process as part of its transition to a hybrid working model, providing a unique opportunity for firms to benefit from flexible leasing terms in a sought-after area.

With these latest agreements, only the ground and 1st floors remain available for sublet, offering a rare opportunity for businesses to establish their presence in one of Dublin’s most prestigious addresses. The available spaces promise potential tenants the advantage of existing high-quality fit-outs and the flexibility to tailor the space to their unique requirements, up until 2028.
