Two prime development sites in Cherrywood SDZ with Guide Prices over €2,250,000 and €2,750,000

Property advisor, Savills Ireland, has announced the availability of two exceptional sites within the Cherrywood Strategic Development Zone (SDZ). These sites, totaling 1.25 hectares, are conveniently located in close proximity to each other, presenting an exciting opportunity for prospective buyers.

The Cherrywood SDZ boasts a prime location that offers access to a wide range of transportation services and local amenities. The sites benefit from easy access to the N11 and M50, providing seamless connectivity to the Greater Dublin Area, Dublin Airport, and Wicklow to the South. Additionally, the Cherrywood Luas Stop, located nearby, serves as one of the termini for the renowned Luas Green Line which commutes to Dublin City Centre.

These highly desirable sites are also located in close proximity to the Cherrywood Town Centre to the east and the M50 to the south and west. Surrounding the sites are various amenities, such as the newly established Cherrywood Educate Together school, shops, sports grounds, and restaurants, making for a vibrant community. Located near Carrickmines, Sandyford, Foxrock, and Dalkey, residents will have easy access to a host of recreational and entertainment facilities.

Cherrywood is already well underway, and once completed, it is projected to accommodate a population of 30,000 residents in over 10,500 new homes, a mixed-use Town Centre, six new schools, three major parks, and a range of leisure and community facilities. The 3 new flagship parks are known as Beckett Park, Tully Park and Ticknick Park which are open to the public and operated by Dun Laoghaire Rathdown County Council.  Hines, Cairn Homes, Quitain Ireland and William Neville & Sons have all successfully launched residential schemes welcoming the first wave of residents to Cherrywood.

Site M3A falls under zoning RES3, which permits various uses, including residential development with the option for a nursing home. Planning scheme parameters for RES3 outline a building height of 2-5 storeys and a density of 65-145 units per hectare. A feasibility study, prepared by MCORM Architecture, showcases the development potential of the property, illustrating the possibility of 40 Duplex Units.

Site M5, falls under zoning RES2, which also allows residential development and the possibility of a nursing home. The planning scheme parameters for RES2 specify a building height of 2-3 storeys and a density of 45-75 units per hectare. The feasibility study completed by Henry J Lyons for Site M5 suggests a development potential of 40 Duplex Units.

While no planning permission exists for either of these sites presently, both sites are located within an SDZ and benefit from fast-track planning. The feasibility studies serve as indicators of the development possibilities, pending the necessary planning approvals. Both sites are being marketed exclusively by Savills, the sole selling agent, with a guide price of over €2,250,000 for site M3A and over €2,750,000 for site M5.
