Savills and B. Prime commercialise assets managed by Bedrock Capital

The consultants Savills and B. Prime were selected on a co-exclusive basis by Ecologis Joint Venture

Savills and B. Prime are responsible for marketing a 20,000 sq. m logistics warehouse in the Alverca area.

This asset, with 10 metres of headroom, 29 loading bays, 10 level gates and roughly 2,000 sq. m of office space is located 25 km away from the centre of Lisbon. The warehouse, owned by Ecologis and managed by Bedrock Capital Partners, is close to numerous companies, such as Logic, Iberol, Mercedes-Benz, Vatel and Santos e Vale, also having the added value of being close to A1 and CREL motorways.

Ecologis is a joint venture between the Europi Property Group and Bedrock Capital Partners, which currently owns more than 150,000 sq. m of logistics warehouses in Portugal. This partnership is dedicated to the aggregation of high-quality logistics assets, contributing to their repositioning and emphasising interventions that contribute to increasing the sustainability of the properties, such as the installation of photovoltaic panels and ESG certification of the assets.

The Portuguese logistics market, characterised by a shortage of supply in the face of consistently high demand, means that the pre-letting regime continues to be the most used by companies with the greatest cash flow capacity. This situation means that assets are placed very rapidly and commercialisation contracts are currently concluded in a short period.

João Tenreiro Gonçalves, Executive Partner at Bedrock Capital Partners, says: “We are very pleased to have the opportunity to place this prime location property on the market, which has excellent characteristics for logistics operations and will undergo extensive renovation work. The intervention, which has been carefully studied, reflects Ecologis’ environmental concerns, with the installation of solar panels and BREEAM certification planned. This asset represents an excellent opportunity for the market’s main logistics operators”.

Samuel Lima, Industrial & Logistics Associate at Savills, points out: “The Alverca-Azambuja axis is Portugal’s main logistics prime zone and is therefore one of the most attractive destinations for companies, especially big ones. This asset is a response to the current needs of a market characterised by a continuing lack of quality logistics space. Close to the most important road accesses, this warehouse has all the conditions to be a benchmark in the national market”.

Luís Reis, Head of Industrial & Logistics at B. Prime, states that: “This asset will come onto the market after undergoing significant renovation work at a time when the market is hungry for high quality supply and with the characteristics already listed above. In my opinion, it will be an option that the main players in the market will definitely consider”.
