Panattoni starts the construction of its first logistics park in Portugal with the support from Savills

Savills placed the European industrial and logistics property developer, accompanying the land transaction process and is proceeding now with the commercialisation of the asset

The city of Valongo will be the destination of Panattoni’s first state-of-the-art logistics park in Portugal – Panattoni Park Valongo, with direct access to A41 motorway and located just 2 km from A4 motorway.

Savills was the real estate consultant responsible for the transaction of the approximately 150,000 sq. m plot of land that will give rise to the largest logistics project in the north of the country, a 75,000 sq. m park consisting of two warehouses of 27,000 and 47,000 sq. m with office area, for industrial or logistics use and which can be leased to one or several tenants.

The asset is now in the construction and commercialisation phase, with very competitive rental values, and Savills has been instructed to carry out the latter process.

With a total of 140 loading bays in the two warehouses and 35 metres of manoeuvring space for trucks, this logistics asset with a ceiling height of 11 metres also has a car park with 506 places and also 137 places for trucks.

In line with Panattoni’s sustainability strategy “Go Earthwise with Panattoni”, the project will have the BREEAM “Very Good” sustainable construction certificate, which guarantees compliance with the highest sustainability standards. A photovoltaic plant will also be installed, as well as a low-energy LED lighting system and electric chargers to supply clean energy to the electric vehicles used for last-mile deliveries.

Gustavo Cardozo, Panattoni Managing Director | Spain and Portugal, says: “We are very pleased to lay the first stone of our project in Portugal. We have realised the largest investment in the sector in the north of Portugal, demonstrating our short and long-term commitment to the country. This is the first of many more to come.”

Pedro Figueiras, Head of Industrial & Logistics at Savills Portugal, emphasises: “We are delighted to be part of this process from the outset, which will bring Panattoni's first logistics park to Portugal. Located about 25 minutes from the centre of Porto, this asset is a differentiating solution for companies that need A grade logistics space in Porto. Its excellent accessibility and proximity to the main road networks make it an unavoidable destination for the most efficient logistics operations. Savills is now working on the commercialisation process of this park so that it can receive new tenants as early as the second quarter of 2024. We would like to thank Panattoni in advance for all the trust placed in us; we are very sure that this will be a project that will mark the coming years of the logistics sector in Portugal.”
