IRE-TEX moves to Fáblovka industrial zone in the Czech Republics Pardubice region

IRE-TEX PRAHA s.r.o., which designs, manufactures and supplies packaging solutions, is moving part of its production, warehouse and office requirements to new premises in the Fáblovka industrial zone in the Czech Republic’s Pardubice region. The five-year lease of the entire 7,500 sq m hall, starting in October 2023, was brokered by Savills. IRE-TEX has two other production halls in Pilsen.

Vladimír Hobza, Director of IRE-TEX PRAHA s.r.o., says: "The newly leased premises will help us improve the quality of our customer service and further increase our production and deliveries. At the same time, the negotiated terms give us sufficient flexibility to change the warehouse and production space, which is a precondition for further expansion of our company in the Hradec Králové and Pardubice regions."

Jana Čožíková, Associate Industrial Agency at Savills, adds: "As part of this transaction, we were able to resolve the requirements of two clients at once. The existing tenant in the Fáblovka industrial zone needed to vacate its premises two years before the expiry of the lease agreement. At the same time, IRE-TEX was searching for new premises. Given the lack of available warehouse and production space in the Pardubice region, the latter taking over the hall was a logical solution for both parties."

The vacancy rate for class A industrial space in the Pardubice region has been zero for a long time. However, currently there are several buildings under construction, scheduled for completion in 2023. After a long period of time, this offers opportunities for companies to consolidate or move into high quality space, according to Savills. Over the last five years, net demand for modern premises in the region has averaged 14,600 sq m per annum and, due to the unavailability of vacant space, almost all of these have been pre-lettings.

Pavel Halbrštát, director of the Fáblovka industrial zone, adds: "It is currently very difficult to find vacant space in the industrial halls we offer - especially units of 1,000 sq m or more. I believe that industrial construction will develop in the Pardubice region so that we can at least partially meet the demand of our clients."
