Savills instructed to sell prime residential site in Coimbra, Portugal

Leading international real estate advisor, Savills, has been instructed to sell Jardins do Mondego, a prime residential plot in Coimbra, Portugal on behalf of a joint venture.

Comprising a land plot of 18,246 sq m and a gross construction area of more than 32,000 sq m, the development represents one of the largest sales of residential land in Portugal in the last 12 months.

The acquisition is a prime investment opportunity for 17 plots (half of which are 90% completed) accounting for 253 residential units ranging from studio to four-bed apartments. Given the site’s location close proximity to the city centre and the University of Coimbra, the most famous university in the Portuguese-speaking world, this site is equally well-placed for a student residence of scale, in a highly undersupplied market.

As appetite for this kind of product increases, we anticipate it will be snapped up quickly.”

Located by the Mondego river, Coimbra is Portugal’s fourth largest city and is home to the most famous university in the Portuguese-speaking world. It also boasts the largest population in the central region of Portugal, with a population of c. 144,000, and is a focal regional hub for citizens and businesses alike. The city is the third most densely populated in the region, and would therefore benefit from a greater quality housing provision.

Jardins do Mondego itself is located a 10 minute walk from Coimbra’s main train station and also has excellent links to Avenida Lousã and Avenida Emídio Navarro which link the site with the N17 and IC3 highways within 5 minutes.
