Harald Nyborg opens its first store in Copenhagen city – Savills behind the letting

The Danish DIY giant Harald Nyborg will soon open its first city store in Copenhagen city centre.

The concept is a reinterpretation of the traditional DIY store and is specifically adapted to accommodate the Copenhageners’ needs and wishes. The letting was handled by the advisory firm Savills’ Danish branch, Savills Denmark. Harald Nyborg will occupy almost 1,000 sqm. at Vesterport 6 in Copenhagen city centre. An extensive renovation of the lease is underway to transform the area into an urban store concept adapted to the Copenhageners’ needs.

The aim is to create a convenient and accessible shopping experience that can help Copenhageners realise their home improvement projects

Normally, Harald Nyborg will build their own big box stores on the outskirts of the cities, where there is sufficient space to handle their wide range of bulky goods. But with this store we are thinking outside the big box store. As Arne Gerlyng-Hansen explains, the focus is less on space and more on location and the potential customer base in the area.

With the store front facing the busy street Ved Vesterport, the new retail space enjoys excellent exposure and is located in an area with a high footfall from local residents, people who work in the area and tourists. The neighbourhood offers a wide range of supermarkets, coffee shops, restaurants, kitchen retailers and an abundance of specialist shops.

According to Savills advisor, Thomas Nielsen, who handled the letting, we are seeing a growing tendency where more retail chains are adapting their concepts to cater to the city and the Copenhageners’ needs.

Last summer, the DIY chain Silvan opened a store at Kultorvet in Copenhagen city centre, and this summer Ikea plans to open their first city concept store at Dybbølsbro. When these retail giants have realised the potential of being close to the Copenhageners, it seems reasonable to expect that other large retail chains will follow suit.

The letting of this new city store to Harald Nyborg is a clear example of how professional advisors help retailers adapt their concepts to changing market conditions. This requires market insight combined with analyses of market trends, local conditions, lease terms, legislation as well as layout and technical parameters, says Thomas Nielsen from Savills.

- We have succeeded in realising our first venture in the Copenhagen market in a short time, and this is largely because all parties have been represented by specialists within their respective fields, concludes Arne Gerlyng-Hansen
