Property in the triple-figure million range for sale in the life science neighbourhood of the future

20,000 new jobs and a world-class research environment. This is the growth plan for Denmark's new life science cluster, Kildedal.

Kildedal, located on the cadastre neighbouring on the recently marketed single-tenant property, Lyfaparken in Måløv. With high ambitions for the business park, the search has begun for potential investors, that will contribute to ensuring that Denmark can continue to deliver world-class research, pharmaceuticals, and medical equipment in the future.

We have just put the investment property Lyfaparken on the market. With a location in one of the country's most business-friendly municipalities, Ballerup Municipality, the area has over the years become a magnet for knowledgeable and specialised pharmaceutical and biotech companies, that benefit from the expanded infrastructure and the large catchment area reached by the Lyfaparken's location. 

The life science municipality of the future
An inflow of prominent life science companies, including Novo Nordisk, Origio and Oticon, has boosted development in the Lyfaparken neighbourhood. Ballerup Municipality has recently started promoting Kildedal, Denmark's new life science cluster, which will house companies in the pharmaceutical and technology industry. With the opening of Kildedal, including visions of creating more than 20,000 new jobs, Ballerup Municipality is focused on becoming the preferred municipality for life science jobs in the future. Today, Ballerup Municipality houses almost 6,000 jobs in the pharmaceutical industry, which nationwide is only surpassed by Copenhagen Municipality and Gladsaxe Municipality, according to the Medicon Valley Alliance.

An important strategic element of this investment is that part of the cadastre on which Lyfaparken is located is included in the plans of establishing the new life science cluster. This provides a potential for building additional rent-bearing areas on the plot that belongs to Lyfaparken. An investment advantage that plays a major role in relation to the development opportunities of the property.

A traffic hub
The area around Lyfaparken is extremely popular, partly due to its unique traffic location that connects rural areas and the city. Lyfaparken is secluded, with beautiful green surroundings, just a short drive from the city. Lyfaparken represents a very exciting investment opportunity, not least because of the much-discussed plans for the new life science cluster, but the ideal traffic location also adds to the attractiveness of the property.

- First and foremost, the location of the property close to the station can be highlighted with only 150 metres to Kildedal Station. Additionally, there are only 25 km to Copenhagen city and 35 km to Copenhagen Airport. Not to mention the optimal location close to the main road Frederikssundsvejen and the motorway Frederikssundmotorvejen, which runs right past the property – Anders Bengtsson explains.

30-minute zone
With Lyfaparken's proximity to public transport and the main road network, accessibility for customers as well as employees is optimal. More specifically, at least 40 percent of the workforce in the Capital Region can reach Lyfaparken in about 30 minutes, which shows that the location of Lyfaparken can reach a very large catchment area.

- Our expectations are that Lyfaparken will attract great interest from Danish and foreign investors alike. In addition to the excellent location of easy accessibility of the property, it is an extremely attractive multi-user property of more than 18,000 square meters, with a nice and modern fitting – Anders Bengtsson emphasises.

Lyfaparken is located in an established business park that is in the process of attracting a wide range of various life science companies. The intention is to accommodate both large and small companies.

Lyfaparken is a very interesting investment, and as Anders Bengtsson confirms, there is also great development potential in creating an environment for the life science industry in the business area around Lyfaparken.

- Danish life science companies are leading in the global market and have over the years become a growth engine in Danish economy. To maintain our Danish position of strength, we need to create a framework to strengthen the industry in the future. And this is, i.a. subject to investors seeing the potential in developing a life science district in Måløv, which we can already confirm is the case, concludes Anders Bengtsson.
