Former factory building for lease in a creative environment in Østerbro

Image treatment

The electronics company Lauritz Knudsen's former factory building is now being leased as office space.

The history of the building and the area's status as a creative hub give future tenants a strong identity that supports their business narrative.

As Copenhagen continues to grow, the outer districts of the city are creating a new, independent identity. This is also the case for the industrial part of outer Østerbro and the area around Vermundsgade. Over the years, former factories and production companies have been converted into office buildings with modern facilities. One example is the property at Vermundsgade 38.

- For many companies, it is a strategic decision to place their business in an area that matches their values and image in the market. In addition to the office space at Vermundsgade offering various opportunities to personalise a lease, the building and the surrounding area also have a presence of history that sets the property apart from the others. For the right company, this quality may be a strategic asset, e.g. in relation to employee and customer relations, says Jan Dahl, Head of Lettings & Corporate Solutions.

Modern office building with different leases
Vermundsgade 38 was originally built for the electronics company Lauritz Knudsen, now LK, in 1952. At the time, the property was a workplace for around 4,000 people and included offices, factory floors and even an emergency room.

Over the years, the building has housed various government agencies, but as government workplaces were relocated from the Danish capital to other parts of the country, the property has been revitalised. Now, it is a modern office building divided into different leases.

Each lease has its own expression and its own use. From the ground floor, there is direct access to a courtyard, and on the first floor, large window sections ensure an abundant inflow of natural light, reminiscent of the New York aesthetic. In addition, the leases allow for open-plan office environment, individual offices and a showroom or photo studio.

Forward-thinking landlord
The lease is offered by a large and professional player in the market who guarantees a high level of contractual and delivery security and who has strong competencies and processes to continuously develop the property. The property, Vermundsgade 38, is owned by the pension fund Velliv and the lease is managed by DEAS Asset Management.  We have been selected to handle the letting of the property.

Ideal location
Vermundsgade 38 is an attractive property for companies or organisations looking for a central but economically attractive location. There is quick and easy access to the property via the approach roads to Copenhagen and is within walking distance from Skjolds Plads Station, which is part of Copenhagen's new metro line, Cityringen.
