We acted as advisor to The Danish Police Association which has just sold the beautiful, historic office building at H.C. Andersens Boulevard 38.

Despite the global health crisis, this sale shows that office properties in Copenhagen remain in high demand as one of the most secure investments in the market.

The mansion at H.C. Andersens Boulevard 38 has recently been sold. The property, which was owned and occupied by The Danish Police Association, boasts a unique combination of a central location, presence of history, and great development potential, which makes it well-suited for multi-use as well as a single tenant building for a company or association.  

Strategically motivated trade
The Danish Police Association i.a. emphasises that the sale of H.C. Andersens Boulevard 38 is a central part of a major organisational change.

In our new building, our in-house neighbours will be a number of other associations. This will provide administrative as well as political synergies. In addition, with the funds released from the sale of H.C. Andersens Boulevard 38, we have prepared ourselves for any future labour market conflicts, and we can invest in further activities that benefit the Police Association and our members.

This potential was professionally communicated in the market, so we were able to establish a good dialogue with the buyer of the property, which ultimately resulted in a price satisfactory for both parties. Continued high interest in office properties
Despite the Covid-19 crisis and global uncertainty, office properties, especially in Copenhagen remain in high demand. This is according to Anders Bengtsson, partner, who acted as advisor in the sale of H.C. Andersens Boulevard 38.

In addition to the property at H.C. Andersens Boulevard, we have over the spring and early summer seen several transactions with office properties located in Copenhagen city centre. This clearly shows the investors’ continuous interest in this type of project.

- Despite general unrest in the world, office buildings at optimal locations in Copenhagen city centre and with flexible options for developing the property are a safe haven for Danish as well as foreign investors. Accordingly, we expect the interest in office properties to continue at a high level for the remaining part of the year, says Anders Bengtsson.
