Both vacancy and rent increases for Danish logistics properties are among the best in Europe, according to a new Savills analysis.

The low vacancy rate in Denmark is estimated at less than 2.5 percent. This is the second lowest level among the 12 markets studied in the report and just over half the European average. Looking at rent increases, Danish properties are also among the top in Europe.

If we look back exactly one year, we were then in a reverse situation where everyone was holding their breath because no one knew where the demand for logistics would go. Today, we know that it is still there, and in Denmark we see a vacancy level that is close to the structural level, where you can't really get any lower. We also see no signs of increasing vacancy going forward, which is why rents have kept up with inflation. In this way, the fundamentals are in place.
