Large supermarket concept moves into new retail facilities

Finnish takeaway food provider Wolt is expanding its business concept and will by the end of the year also make home deliveries with groceries to their customers within around 15 minutes.

Wolt Market is the name of the supermarket concept, that will initially open in the Danish capital, Copenhagen. As part of the concept roll-out, we have represented Wolt in connection with their occupation of two retail leases in Copenhagen. More shops are underway in the foreseeable future - in Aarhus, Odense and Aalborg, we are in the process of finding potential leases for the launch of the concept in the largest Danish cities. 

Via the Wolt Market app, which is operated by the company Wolt Services Danmark ApS, around 1,500-2,000 different items can be delivered directly to your home. The concept is rolled out via a number of pickup points, where orders are picked, packed and delivered directly to the customer, unless the customer wishes to pick up their order at the nearest pickup point. 

The future pickup points in Copenhagen will be located at Landemærket in the city centre and Holmbladsgade in the Copenhagen island, Amager. We have also found a lease for a new pickup point in Aalborg, which Wolt has just moved into.  

Delivery time as a competitive parameter
In a market characterised by fierce competition, where the trend towards online convenience shopping is becoming more and more widespread, delivery time is of great importance to the overall customer experience. Wolt has therefore focused their search for shop leases specifically on facilities that offer accessibility in the form of strategically good locations, street-level entrance, and parking spaces at the door, all of which is crucial when it comes to reducing delivery time to a minimum. 

Several competitors offer grocery deliveries in just 10-15 minutes, which requires a fast and stable logistics system and a high quality of delivery. It is therefore essential, i.a. that Wolt's pickup points are easily accessible, including good infrastructure surrounding the shops and that they allow planning of efficient delivery routes so that time wasted in traffic does not increase delivery time and thus reduce competitiveness. 

Data-driven tenant representation
To accommodate the needs and functions Wolt wanted for their shops, we prepared a network analysis that examined the share of potential customers within a given radius and time frame. Based on this, we were able to define the area covered by bike and by car, respectively, and ultimately provide a list of relevant leases.

In order to provide optimal tenant advice to our client Wolt, we have analysed large amounts of data about the market and the population in order for us to scan the market for relevant leases.

-With this data, we were able to identify a number of ideal shop locations in areas with great potential in terms of a solid and growing customer base and good infrastructure to the different city districts. After the functional requirements of the leases were approved by Wolt, we handled the final contract negotiations with the landlord to ensure our client favourable and competitive lease terms," says Marcus Winther Pedersen, who thanks all parties for a good dialogue and a successful negotiation.

Wolt Market is currently being tested in Finland and Greece, and the concept will soon be ready to be tested in the Danish market.
