We assisted Elsass Fonden in the sale of core property in Hvidovre

The commercial foundation, the Elsass Foundation, sells attractive property in Hvidovre.

Gudbjørg and Ejnar Honore's Foundation will continue to run the property safely. We acted as adviser to seller in the transaction that was in the double-digit million range. 

Behind the sale of the corner property at Hvidovrevej 135 is the Elsass Foundation, a commercial foundation that works to improve the quality of life for people with cerebral palsy. Part of the foundation's commercial activities consists of renting out properties, mainly for the benefit of people with cerebral palsy. 

The new owners of the property are the commercial foundation Gudbjørg and Ejnar Honore Foundation, whose commercial activities also include property rental. The foundation also works to improve the living conditions of vulnerable and disadvantaged people and entrepreneurs who want to create solutions to important social problems. 

The property on Hvidovrevej was built in 2012 and includes almost 3,000 square metres divided between 17 residential units and one commercial lease, which is let to the Danish bank Danske Bank. 

Buyers still in the market
Despite the turbulence in the financial markets, investor interest remains strong, especially in the core property segment, driven by a continued strong need for placement of capital among investors. Says Casper Elmelund Abild.

Generally, we experience a continuous sound demand for assets with a stable cash flow. The property on Hvidovrevej generates a yield from day one and is of extremely high quality on a central location with excellent exposure. It is a rare occurrence that a core investment opportunity like this one is offered in the market and emphasises the price as a main prerequisite for the recently closed transaction.

According to Casper Elmelund Abild, the transaction supports the fact that there are still financially strong buyers in the market, provided that the price reflects the current interest rate and inflation environment. "You have to consider all aspects of the weakened economic situation when pricing a property today", he says.
