Historical Copenhagen property gets a new owner in a transaction in the three-digit million range

One of Copenhagen's historical properties at Kronprinsessegade 8 is revitalised after having been in good hands with FSR - Danish accountants since 1979.

 

The new owner, COPI Group, which specialises in managing listed city properties, will soon start realising the property's future potential. The deal is mediated by us. Behind the sale of the 4,000 square metre listed property is FSR - Danish accountants, which has had its office domicile there for more than 40 years - hence the name of the property, Revisorernes Hus (the Accountants’ House). The property was built by architect and bricklayer Johan Martin Quist, who is recognised in Copenhagen architectural circles for his significant contribution to the Copenhagen building stock.

Recognised personalities
Over the years, the property has housed several esteemed personalities, including Professor Frederik Ludvig Bang, paper manufacturer, the politician J. C. Drewsen, as well as painter and lithographer Edvard Lehmann. For a number of years, H.C. Andersen's dance teacher Carl Dahlén lived in the property. During that period H.C. Andersen is said to have been a well-known face around the house, and it is not difficult to imagine how discussions on everything from politics to art have unfolded at the address.

The property represents a lot of history, but also holds a lot of future. In the near future, a major, but gentle renovation of the property will be initiated in order to realise its full development potential. However, this will be done with the greatest possible respect and consideration for the historical and architectural value of the property.

COPI Group is looking forward to starting development of the potential in the property, and according to Peter Julius Jensen, Investment Director at COPI Group, it is a rarely offered property that is considered a good stable investment.

In connection with the transaction, FSR has vacated the property and their previous office domicile, which is more than 2,000 square metres. Eberhart Furniture, the architect Varmings Tegnestue and the tech company Hypefactors combined rent the remaining commercial space in the property, while the remaining square metres are two separate residential units.

This is a very exciting investment opportunity of a particularly high quality in an area where investment properties are very rarely offered for sale. At the same time, there is a number of development potentials in the property that further strengthen the business case.
