Plug and play offices, where a tenant takes space which comes fully fitted out and furnished so that they can literally plug in a laptop and get straight to work, have seen a significant expansion over the past few years.

Plug and play fit-out is now a mainstream offer within the market, its growth accelerated by the flexible/serviced office sector and its emergence as a credible alternative to traditional leasing. Landlords have offered leases on pre-built plug and play suites and introduced these solutions into buildings in a bid to be as tenant friendly as possible.

We believe the popularity of plug and play is down to the speed in which tenants can take up occupation, their increased flexibility, lack of hassle, and that they require less upfront capital expenditure. Such offices may also attract businesses from serviced offices who have either outgrown them or Covid-19 concerns have driven a need for them to move from shared to private space.
