Top tips for letting your property in 2020

Over the past few years, people have tended to renew their tenancies rather than look for somewhere new. But following the outcome of the general election, we’re seeing more tenants re-entering the rental market. We are also seeing unusually high demand from the corporate sector. Here are three of my top tips for landlords looking to rent their property.

Presentation matters

Even if you have a property at a great address, do not underestimate the importance of presentation. Over the past five years, the focus for tenants has been more on quality and amenities than location. As long as tenants have an easy commute to work, they will search a variety of areas to find the right place.

Unlike selling a property, renting tends to be a quicker transaction so it’s all the more important that your property looks attractive and makes a good first impression. 

Prepare to be flexible for the right tenant

One of our landlords bought a new set of dinner plates and glassware for when a new tenant moved in. It was a goodwill gesture that created a good impression. Another landlord was happy to consider a tenant who had a small dog because the tenant had such good references. It’s all about building a relationship that engenders loyalty and longevity.

Don’t push it

There is no harm in being aspirational but stay realistic on price. Tenants research the rental market and know how much properties go for. If you push it too far, you’ll lose goodwill and credibility. Tenants who are not under any time pressure to move will not even view a property if they feel they are paying over the market value.
