In focus: Victoria Park

It may surprise some to know that London’s oldest public park and the capital’s most visited green space is not in central London but Victoria Park in E3. Across its 86 hectares lie children’s play areas, a boating lake and a variety of sports facilities plus headline festivals and events throughout the year, including All Points East and the community festival, In the Neighbourhood.

But the park is not the location's only attraction. Equidistant between Canary Wharf and the City of London, the area has long been popular with those working in financial and professional services who want a straightforward route in to work as well as a good lifestyle scene and schooling for their children.

Some initially choose to rent for a couple of years to get a feel for the locality before deciding to put down roots: once here, they often don't want to leave.

In terms of its residential scene, Victoria Park predominantly comprises period townhouses and larger, detached homes and conversions, the latter often appealing to young professionals who are looking for lateral space and are drawn to their quirky and one-of-a-kind design.

In terms of budgets, tenants would be looking at spending around £1,800 per calendar month for a well-proportioned flat and up to £6,000 for the best-in-class family houses, particularly if they’re within walking distance of the park.

Local life in Victoria Park centres around the village. At the weekend, the delis, cafés and pubs are all busy with locals catching up with each other. Such is the relaxed, friendly atmosphere, it’s sometimes hard to believe that central London is just a short distance away. After a bite to eat, it’s worth having a float round Victoria Park’s shops and stores to pick up homewares, books or toys.

Away from the central village, another favourite weekend spot is Columbia Road Market. This is London’s principal flower market and on Sundays flower and foliage stalls line the street. If you’re after more retail therapy then head for Hackney Walk luxury shopping outlet – the perfect stop for designer togs.  

Cap the day off with a stroll around Victoria Park itself, along the tree-covered walks bathed in sunshine. You'll soon see why it's one of London's favourite green spaces.
