Detached homes: what's the price of exclusivity?

Detached homes are often the ultimate dream for many buyers, offering privacy and seclusion in some of some of the most picturesque locations across the country. But what price does this exclusivity come at? Our latest research shows there are now 136 electoral wards across Britain where the average price of a detached house is over £1 million.

The analysis of over 6000 wards which have had sales of at least 10 detached homes in the last 12 months, shows that by region the South East of the country takes the crown as the hotspot most favoured by buyers, with 58 wards recording average detached prices of over £1 million, compared to 47 in London.

In the capital, the wards of Pinner, High Barnet and Forest Hill now join the £1 million + club, with detached home sales between £1million and £1.1 million, making them comparable to traditional high value areas such as Ascot in Berkshire and the Itchen Valley in Winchester. While there are only 6 wards in the South West and 2 in the North West make their way onto the list but they include, unsurprisingly, the ultra prime and highly desirable locations of Alderley Edge and Wilmslow in the North, and Canford Cliffs in Poole in the South West.

The table below identifies the top 30 wards ranked by their premium over the regional average, where detached homes make up 70 per cent of all sales. At the top of the list, in wards such as Oxshott and Stoke D’Abernon in Elmbridge, detached homes command premiums well in excess of £1million, there are still locations such as Lisvane in Cardiff and Ermin in the Cotswolds where there is relative value to be had for those buyers looking for their own detached home.
