Love London: Tips for letting property in Wimbledon

Wandsworth letting tips

Wimbledon is a highly desirable area for families and young professionals so it’s vital that your property stands out from the crowd. Here are five top tips for letting a property in Wimbledon.

1. First, have a clear idea of the kind of tenant you would like to attract and dress the property accordingly. If you’re aiming at the family market, furnish the rooms to look like a home, deal with any sharp edges and, if necessary, create storage.

2. Try to be flexible, where possible, on furnishings. Tenants are becoming increasingly fussy about any furniture that is supplied e.g. the style and look of the furniture or if they have their own that the want to use.

3. Wimbledon is an ideal location for families, and the excellent schools are a major attraction to the area. If you’re in a catchment area for a good school, try leaving out your children’s school bags, or have a list of term dates in full view on the fridge, so that potential tenants who have pinpointed these schools are further attracted to the areas suitability and your property.

4. When preparing for viewings, take an honest look at each room. If you have anything that is cracked, broken or needs replacing, no matter how small, think about getting it sorted before going live to the market. This will remove potential negatives from a potential tenants mind and instead, allow them to focus on the positives.

5. Gardens and outside space are always highly sought after, and some tenants are prepared to pay a premium for them. Tidy up and show off any outside space – it will be worth it. Also, if you have any shared garden space, make sure the boundaries and terms of use are fully understood.
