Westminster’s lettings market is fiercely competitive, so it’s important that your property stands out from the crowd. Here are five top tips for letting a property in Westminster.

1. First think about who you’re letting to. The majority of tenants looking for good quality one and two-bed apartments are international corporate relocations, with 75 per cent relocating from overseas. Many of these tenants will be staying in serviced apartments and high-quality hotels when they first arrive. Therefore, it's vital that your apartment is presented immaculately to compete with this type of temporary accommodation.

2. If the property is vacant, think about getting the beds made and adding a few decorative items to the main reception. It's amazing what a difference some colourful cushions, coffee table books and a subtle ornament or two can make to create a lived-in feeling.

3. A common concern about Westminster is that it lacks the café culture and good restaurants of neighbouring Mayfair or Belgravia - yet there are some great hidden gems in the area. So be sure to tell the agent about your favourite local cafés and restaurants, and perhaps leave a few menus out as a conversation starter during viewings.

4. If you’re letting a property in Pimlico with access to one of the garden squares, make sure that the agent has correct key/fob to be able to show the square to potential tenants. Telling tenants that 'it will be sorted for the tenancy' runs the risk of missing a key selling point during viewings.

5. If your property is in a mansion block that has a concierge service or porter, be sure to tell them about any viewings in advance, so that any potential tenants receive a friendly welcome if they turn up early.
