Love London: Tips for letting property in Knightsbridge

Knightsbridge letting tips

Knightsbridge attracts tenants with the highest of expectations, so it’s vital to know how to appeal to them when letting your property. Here are our top tips for letting a property in Knightsbridge.

1. Research the market, compare your property with others, and take advice from your agent on the price you can realistically achieve. Your property should be attractive and well-priced compared with its competitors so that it stands out in the minds of prospective tenants when they are viewing and looking more closely at the details. If you’re hoping to achieve a record price over the market rate, the standard needs to be exceptional.

2. Keep properties clean for viewings – it’s a basic point, but potential tenants expect perfection and first impressions will always count.

3. If your property lacks storage, add it where you can. Lack of adequate storage can be a deal-breaker for most tenants and having it will add to the list of positives.

4. There are some wonderfully grand first and second-floor apartments with very high ceilings available in the Knightsbridge area. It may seem a small matter, but this makes light bulb changes difficult. Think about providing assistance, and from a safety point of view, consider paying a contractor to do this for you.

5. If you have a complicated high-tech system in place for blinds, heating, lights or audio systems, arrange for an experienced programmer, or the contractor who installed the system, to show tenants how they work when they move in.

6. Many people renting a property in Knightsbridge live a ‘convenience’ lifestyle, which involves eating out – a lot. There is a huge array of superb and very well-known restaurants in the area but often people like to know about the little local gem and recommendations are always welcome.

7. If you have access to a communal garden square, check whether it is dog-friendly as lots of tenants have pets these days. And, for viewings, leave a key out so that potential tenants can take a proper look and appreciate the space.
