Love London: Tips for letting property in Hampstead

Hampstead letting tips

Hampstead’s range of properties, open spaces and easy transport links make it an ideal rental location for families and young professionals. Here are six top tips for letting a property in Hampstead.

1. When preparing to let your property ensure everything is in good working order and where possible, provide manuals, appliance instructions and any specific information about the area. A comprehensive move-in pack always creates a good impression and can help to ensure a smooth start to a tenancy.

2. Keep properties clean for viewings – it maybe a basic point but potential tenants in Hampstead have high expectations. De-clutter, tidy-up and make sure there is a mat at the door, particularly at access points to gardens and terraces.

3. The French schools in Kentish Town and Wembley attract French families to the area, and it can be very helpful if your agent speaks French. Savills Hampstead office is located between the two schools and has two French-speaking negotiators available to help Landlords and potential tenants with the lettings process.

4. Corporate tenants are generally very reliable and ideal tenants. However, they often demand a two/three-year rental term with a break relocation clause in the first year in case they decide they want to move on. If you’re hoping to attract the corporate market, you’ll need to bear this in mind.

5. Gardens and outside space are always highly sought after, and some tenants are prepared to pay a premium. Tidy up and show off any outside space – it will be worth it.

6. Hampstead’s beautiful parks and opens spaces make it very attractive to families, which currently accounts for almost 50 per cent of the lettings market. Many families have pets, so if you’re hoping to let your property quickly, we suggest keeping an open mind about renting to tenants with pets.
