Love London: Tips for selling property in Knightsbridge

Appealing to both international and domestic buyers is vital in Knightsbridge. Here are our top tips for marketing your property in Knightsbridge.

1. First, think about what your potential buyers may be looking for. Knightsbridge attracts a lot of investors and buyers, with around 30 per cent purchasing for investment purposes* and 46 per cent of homes** rented privately. To attract investors think about adding a bed and wardrobe to smaller rooms to demonstrate the potential of a further bedroom.

2. Show your home in the best possible light: bright, clean and clutter free is the way to go – first impressions count, especially at the top end of the property market.

3. Properties with lift access are always very popular with Knightsbridge buyers, so even if you only have planning permission, it’s worth mentioning to your agent and during viewings.

4. Some International buyers request fully furnished properties which they can easily move in to with little more than a toothbrush, so it’s well worth considering this as an option when preparing your property for viewings. 

5. If you have a balcony, roof terrace or garden, maximise the space and treat it as another room, summer or winter. A balcony offers the possibility of winter sunshine, so keep the area tidy and if you’re lucky enough to own a home with access to a communal garden, make sure this is communicated. Perhaps for viewings, leave a key out so that prospective buyers can take a proper look.

6. If your property is in a mansion block, make sure the concierge or porter know about any viewings in advance so that any prospective buyers receive a friendly welcome if they turn up early.
