Many potential buyers looking to move to beautiful Bath may be relocating from London. The train journey from Paddington is only 90 minutes, and with the planned electrification of the line this will be reduced to around 70 minutes. Here are five tips for making the best of your property to attract buyers.

1. First, look at your home through the eyes of a potential buyer. With London buyers looking to relocate, there are high expectations in terms of presentation - light, bright, clean and clutter free, is the way to go.

2. Outside space it at a premium in Bath (a World Heritage City). So if you do have a garden, maximise its potential. For example, dress it for outdoor dining (weather permitting) or use mirrors to create light and an illusion of space.

3. If you live close to one of Bath’s excellent schools try to avoid arranging viewings around drop-off and pick-up times, as this can give the impression of a particularly busy or congested location.

4. Homes with a great view should be shown off. If you have one ensure there’s a clear line of sight for viewers: remove any furniture that may interrupt the view and prune or cut back any overhanging shrubs, so that the appeal is guaranteed.
