Tips for selling property in Cambridge

Like the culture of the city, cosmopolitan yet historic, Cambridge has an eclectic mix of properties to suit most tastes. If you are planning on selling your home, whether it's a stylish apartment, a country pile or modern family home, here are five top tips to help smooth the way to a successful sale.

1. Buyers in Cambridge love period features, so when decorating or furnishing your property be sure not to hide these as they can often be strong selling points. Embrace its original qualities, such as a fireplace or restored brickwork.

2. The gardens in the centre of Cambridge may not be the largest in the UK, but some are incredibly beautiful and private. It’s important to make the most of any outside space. If you’re selling in winter, have a few photographs of the garden in spring and summer to hand as it can be difficult to imagine the beds and borders in full bloom.

3. Cambridge has 11 conservation areas in total, including: the Brooklands conservation area, Central conservation area, which is home to Midsummer Common and the Botanic Garden, and the Kite conservation area. Generally these are highly sought after but buyers will want to know about any restrictions such as whether they can put up a satellite dish or change the colour of the front door. 4. Parking in some parts of Cambridge can be difficult. If you live in an area where parking is restricted, make sure a visitor permit is available for viewings. Alternatively, consider moving your car as a viewer arrives.

5. You don’t have to look far to see that cycling is big news in the city. According to the 2011 Census, 29 per cent of Cambridge working residents choose to cycle to work, which is a higher rate than any other local authority. If you don’t already have secure storage for bikes, consider making room or thinking of a solution which you can suggest to a buyer.
