CGIs can help sell your property

When it comes to selling a new build or unfinished property, high-quality computer generated images (CGIs) are a key aspect of the marketing plan.

Without CGIs, prospective buyers have to rely on their imagination, based on 2D drawings. But with them, buyers can see exactly what the property will, or could, look like when all the works are completed.

Technology has greatly improved over the past decade and interior CGIs are so realistic that they're often mistaken for photographs. They can bring an empty room to life with a vast range of interior design solutions, making it easier for a potential buyer to imagine what living in that property might feel like.

CGIs are most often used by developers but they can be particularly helpful for owners with properties undergoing refurbishment and need to be let before completion. Equally, if a property owner doesn’t want to complete work themselves, CGIs can easily demonstrate the achievable finish of extensions or refurbishment. CGIs can also help with planning applications as part of a visual assessment.

Here's what you need in order to produce a CGI quickly and accurately:

  • Plans, elevations and sections. Ideally electronically in Autocad, Sketchup or another 3D programme, although it's possible to work from a PDF or even hand drawings.
  • Site plan indicating the views that the CGIs are to show.
  • Photographs of the surrounding area, ideally from the viewpoints to be shown.
  • Schedule of materials or elevations indicating materials to be used.
  • 3D model – this isn't essential but it can help move things along quicker.
  • Landscape plan if available.

For interiors it is important to have a details of furniture and finishes. The more information provided, the more accurate the final image will be.

Once all the information is received, an initial draft of images can be produced for approval. Then a second and third draft, if necessary, showing any changes required.
