The difference between a Chartered Surveyor and a Surveyor

The next time you get a letter from Savills have a look at the bottom of the page. You will read that we are Savills (UK) Limited, Chartered Surveyors. We’re not just Surveyors, or Estate Agents, or Valuers or another of the common wording you may encounter.

What is a Surveyor?

  • A 'surveyor' is not a protected title in the UK and as such anyone may hold themselves as a surveyor. They may have the most basic knowledge of the subject – or none.
  • A surveyor does not need to invest in training, have undertaken any structured industry experience or have any supervision.

What is a Chartered Surveyor?

A Chartered Surveyor will have qualifications, experience and be regulated by the Royal Institution of Chartered Surveyors (RICS). All Members of the RICS are required to comply with the Global Professional and Ethical Standards which are demonstrated by the five RICS standards:

  • Act with integrity.
  • Always provide a high standard of service.
  • Act in a way that promotes trust in the profession.
  • Treat others with respect.
  • Take responsibility.

Our Chartered status means that should anything go wrong, there is a RICS Complaints Handling Procedure (CHP) available to every client on request.

Furthermore, any report produced by a Chartered Surveyor is backed up by an RICS compliant policy of Professional Indemnity Insurance (PII) which is guaranteed to run for up to six years after the date of any piece of professional work.

However, with a surveyor, you may need to litigate for redress as no CHP or PII need exist or be maintained.
