The site has outline consent for Employment Uses and Rula will work with The Crown Estate to ensure the scheme, which will be branded Bingham 46, maximises social and environmental values. The site is one of Rushcliffe Borough Councils key employment allocations and will suit all employment uses to include trade counters, offices, manufacturing, warehousing, general industrial as well as roadside use.
The scheme can accommodate over 500,000 sq ft of accommodation and subject to planning units of between 10,000 sq ft and 350,000 sq ft can be delivered. The Business Park will meet the latest Institutional requirements with a low site density, and the scheme will exceed the current standard Biodiversity Net Gain requirements, with on and off-site contributions achieving a 15% net gain.
All buildings at the proposed scheme will be designed to accommodate Photo Voltaics (PV) on the roofs and will typically utilise air source heat pumps and low energy LED lighting, which will help to reduce the operational impact of the scheme. The scheme will target a minimum A Rated EPC and BREEAM Excellent.
Bingham is an affluent market town in the heart of the East Midlands which has seen over 850 new houses built over the last 4 years adjacent to the site.
The site is extremely well located for vehicular access adjacent to the A46 Dual Carriageway linking Nottingham (A46 East), Newark (A1 north), Grantham (A1 South) and Leicester (M1). The town of Bingham boasts regular bus and train connections from Nottingham and bus connections to other nearby towns.
A masterplan is being developed and Rula will be imminently submitting a reserved matters application for necessary infrastructure, new entrance, associated 278 works, structural landscaping and drainage features. Pedestrian and cycle linkages as well as the existing bridleway will be accommodated within the scheme connecting to the newly developed adjacent housing scheme and on to the thriving town centre, which provides shops, cafes, a new leisure facility, supermarkets and the train station.
