Park Development's Northwest Logistics Park Nears Completion

Savills & CBRE report that Park Developments’ Logistics Division are approx. 3 months away from completion of Unit 628 and Unit 637.

The units extend to 3,811 sq m (41,020 sq ft) and 11,077 sq m (119,233 sq ft) respectively. Both units benefit from generous yards ranging from 35m - 45m along with extensive loading provisions via multiple dock leveller positions.

Uniquely, Park Developments have been building their latest phase of speculative development to a minimum clear internal warehouse height of 15m which is significantly higher than current typical heights of approx. 12m. The units will be finished to the latest environmental and sustainable requirements with EV car charging stations, PV panels, LED lighting and an energy efficient building envelope reaching a BER of A3. At this point there is the potential of integrating Tenant specific alterations given the floor and offices are not yet fitted out.

Park Developments who originally commenced development in Northwest Phase 1 24 years ago in 1998 have recently submitted 100,000 sq m of planning permissions and have leased / pre-leased over 75% of same.

The park is within 200m of the N2/N3 link road which provides dual carriageway access to the N2 (J3) & N3 (J2) routes and J5 & J6 on the M50 which provides motorway access to all of the main arterial routes from Dublin, to Dublin International Airport and the Port Tunnel.
Park Developments is one of the most established and successful developers of logistics, residential and commercial space in Ireland for over sixty years. Successful completed developments include M50 Business Park in Ballymount which includes Fashion City, Ireland’s only dedicated fashion wholesale destination and Northern Cross Business Park, North Road, Dublin 11 where over 1.4 million square feet of logistics space has been developed. Other recent developments include Northwest Business Park Phases 1, 2 and 4, Ballycoolin, Dublin 15. Consequently, Park Developments has gained an excellent reputation for its professionalism and the delivery of high-quality space on time and within budget.

According to Dick Cuddihy of Park Developments, “We are delighted with the level of success we are experiencing at Northwest Logistics Park and the calibre of occupier we are attracting. We are currently focussed on delivery of the next phase of units on our newly acquired land, building to the highest standards.”

According to joint agents Savills and CBRE, “Northwest Logistics Park is a well-managed development and is already host to a number of leading international occupiers including DB Schenker, DSV & Wincanton, amongst others. Its pivotal location within close proximity of the major road networks serving Dublin, the airport and the Port Tunnel has been key to attracting market leading occupiers over the last 20 years.”

The latest Unit 628 and Unit 637 will be ready for occupation by Q3 2022 and are available to lease at an annual rent of €10.90 per sq ft (exclusive of VAT). Buildings on the remaining sites with planning permission can be provided to occupiers’ requirements for sale or lease or alternatively buildings up to 50,000 sq m can be provided on a design and build basis.
