a.s.r. real estate acquires Exact HQ office building on TU Delft campus

a.s.r. real estate has purchased the Exact HQ office building at Molengraafsingel 33 in Delft on behalf of the ASR Dutch Science Park Fund. The building is a prominent fixture on the TU Delft campus, next to the A13 motorway, and is fully leased to software specialist Exact. The asset has energy label A, a floor area of 9,488 m² and 166 parking spaces.

The Exact HQ office building is an excellent match for the ASR Dutch Science Park Fund, as the acquisition fits perfectly with the fund’s objectives of acquiring high quality real estate on science parks. The ASR Dutch Science Park Fund, which was launched up earlier this year, exclusively invests in the most mature science parks in the Netherlands, including the TU Delft campus. This investment profile makes it a unique fund for institutional investors.

Fund Director Luc Joosten: “We are very pleased to announce that the ASR Dutch Science Park Fund is adding this property on the TU Delft campus to its portfolio. Both the property itself and the location fit in perfectly with the fund’s strategy, making this an excellent new addition.”

Reinier Wegman, Head of Sales at Savills Netherlands: “The area surrounding TU Delft is currently undergoing rapid development, and it’s especially popular among tech start-ups looking to attract new talent. There appears to be a growing appetite for Dutch science parks among investors, with funds being set up specifically to invest in the knowledge industry. This transaction confirms that trend.”

The seller was advised by Savills (commercial) and Dentons Boekel (legal). The buyer was legally advised by Houthoff.
