A café culture, great schools and beautiful, walkable green spaces – it’s little wonder that EH10 is one of Edinburgh’s most desirable and prestigious postcodes.

Popular as an attractive neighbourhood in which to bring up a family in the Scottish capital, houses typically don’t linger on the market for long. 

It’s an area well placed for heading into the city centre, but also offers good access out of Edinburgh, and to the fabulous landscapes of the Pentland Hills.

Homes and house prices in EH10 

There’s a variety of house types for buyers to choose from in EH10 from Victorian tenement flats and modern apartment blocks and bungalows to larger terraced, semi-detached and detached family homes. Properties are typically Victorian in style in Merchiston, Bruntsfield and Morningside, with Edwardian and more modern properties interspersed in south Morningside, Greenbank, The Braids and Fairmilehead. 

With such a diverse range of homes available, there is something to cater for all stages of life with the added benefit of being close to the vibrant hubs of Morningside Road and Bruntsfield. 

When it comes to values, the average residential transaction price in EH10 in the 12 months between December 2023 and November 2024 was £529,843. This was 136% more than the Scotland average and 58% more than the Edinburgh City average over the same time period according to Savills Research using MyHousePrice.com.

Morningside and more

The leafy district of Morningside lies at the heart of EH10, its name apparently derived from its setting on the south-facing, sunnier side of the city. 

Morningside grew up on common ground known as Burgh Muir (a name immortalised in Boroughmuir High School which serves the catchment and is one of the best performing state schools in Scotland). By the 19th century, it was attracting many of Edinburgh’s wealthier citizens who built villas and mansion houses on former rural estate land.

Today the sought-after, verdant areas of Bruntsfield, Merchiston, The Braids, Blackford and Greenbank all add to the EH10 appeal.

Literary connections

EH10 has long been associated with writers. The young Robert Louis Stevenson’s family leased a holiday home in the picturesque village of Swanston, on the southern edge, for a number of years during the late 19th century. 

Muriel Spark was born in Bruntsfield Place and attended James Gillespie’s High School for Girls, the inspiration for her famous novel, The Prime of Miss Jean Brodie. More recently Ian Rankin, Alexander McCall Smith and JK Rowling have all had homes here.

EH10 schools are a powerful draw

For buyers keen to set up home in EH10, education is a major factor, with access to a variety of schools, including George Watson’s, Merchiston Castle and nearby George Heriots in the private sector, as well as local schooling at South Morningside Primary, Bruntsfield Primary, and Boroughmuir High School. Together with undergraduate and postgraduate study at Napier University, and Edinburgh University not far away, EH10 is well served by highly regarded educational institutions.

 

Take in a movie…or head to a bar

Morningside is home to the much-loved, art deco, independent Dominion Cinema which opened in 1938 and is still run by the Cameron family. EH10 residents can also sample the enticing wares of an array of independent coffee shops, bars and restaurants including the atmospheric Canny Man’s pub, serving Morningside since 1871.

Wide-ranging appeal

Ever-popular with house-hunters, EH10 provides a highly desirable balance of attractive architecture, great schools, popular sports clubs, chilled cafés and natural beauty. A well-connected suburban postcode with serious pulling power.
